Master Plan for the operations of a construction company

Glöckle Unternehmensgruppe,   Schweinfurt, Germany

Dr. Schönheit + Partner developed a comprehensive master plan for Glöckle to consolidate the metalworking shop and the construction yard at a central location. A new logistics center is being built on a site of around 85,000 m², integrating all warehouse, workshop, and administrative functions. The plan allows for phased implementation and provides capacity for future growth until 2040.

Tasks and objectives

The previous decentralized locations led to high logistics costs and inefficient material flows. The goal was to reorganize the plant structure to optimize processes, minimize transport routes, and make operations future-proof. The planned logistics center will include workshops, both outdoor and indoor storage areas, as well as administrative and social spaces. In addition it provides capacity for future growth until 2040.

Approach and solutions

The Dr. Schönheit + Partner team developed the master plan in close consultation with Glöckle, based on an analysis of existing processes and future requirements. The new infrastructure is designed around efficient space organization with clear zoning of functional areas. The workshop and storage areas were planned to allow for easy integration of future business expansions. The building structure is constructed with durable and cost-effective materials, while the circulation areas optimize material and traffic management. To ensure sustainable development, space has been allocated for future expansion of production capacity and for alternative energy concepts.
