Master Planning for the Value Factory

The precise production of ball bearings requires optimal conditions to meet the highest quality standards. The plan includes a 7,000 m² production area, entirely at ground level and free from disruptive vibrations. In addition to the spacious areas for production-related and administrative functions, the layout also accommodates 300 parking spaces, which have been cleverly integrated into the overall building beneath the production area. The result is a cohesive design that combines the desire for a prestigious external appearance with functionality and clear address formation.

The master plan included two production halls and an administration building, connected by two joints. This allowed the road layout to be incorporated and the site area to be used to its full potential. The slope is cleverly integrated into the design to achieve maximum efficiency. Operational processes have been reoptimized—with a solution that is both functional and architecturally impressive.

A total of five buildings extend over up to four levels and are connected by a continuous production floor. While the eaves height remains consistent, the floors are staggered downward in line with the site's gradient. The logistics areas are located beneath the production level in the center of the plot and are connected to the production area by a spacious elevator system. Component vibrations caused by the number of floors are minimized by double-layer ceiling constructions. The four-story administration building is directly accessible via the access road, creating an inviting entrance.
