Modern Corporate Architecture for Electrical Manufacturing

Manufacturer of electronic components,  Frankfurt am Main metropolitan region, Germany

Dr. Schönheit + Partner planned a factory site perfectly tailored to the needs of a manufacturer of electronic components in the Frankfurt am Main metropolitan region – the I2C Innovation Center. The highlights of the construction project included the highly compact production area and the integration of parking spaces in the production building’s basement as well as the implementation of flood protection measures.

Tasks and objectives

Our client intended to build a production and logistics hall with an adjoining administration building at the new location. Additionally, an open garage was to be constructed beneath the building, along with a technical building and a pallet warehouse in the outdoor area. The site covers a total area of around 8,800 m² and is located as a 'greenfield' in a designated industrial zone near the A3 federal highway. The site is accessible via three entrances and exits and offers additional space for a logistics and waste disposal yard.

Approach and solutions

The planning was carried out in close collaboration between our customer and the S + P team of experts from factory planning, architecture, lean consulting, and project steering. The process began with the development of a master plan, followed by detailed design and approval planning by the Dr. Schönheit + Partner team and selected planning partners.

At the core of the new Innovation Center is the multi-story production building, designed to ensure maximum space utilization. This building will accommodate all company departments: production and logistics, research & development, and administration. In addition, the basement will offer parking and bicycle spaces, with free e-charging stations available for the majority of the approximately 150 employees. The gross floor area is approximately 11,000 m².

The modern energy concept meets the highest standards of sustainable factory design. This self-sufficient factory concept includes in-house electricity and nitrogen generation, as well as heat supply and air conditioning via geothermal heat pumps. The foundation for this will be the installation of the maximum number of photovoltaic modules on a green roof surface, along with a large battery storage system.
