New Lean Logistics Center

Oerlikon Leybold Vacuum GmbH, Cologne, Germany

For Oerlikon Leybold Vacuum, one of the world’s leading suppliers of vacuum pumps and systems, Dr. Schönheit + Partner (S + P) took on the planning for the construction of a new, modern lean logistics center on the existing factory premises in the south of Cologne. S + P’s entire range of services was used in this “urban production” project: from factory planning and architecture to project management, in combination with the restructuring of the assembly and logistics processes. The new building covers a total area of 3,900 m² with an investment sum of around €10 million.

Tasks and objecties

The challenge was to restructure the logistics processes and their architectural implementation with only extremely limited space available on the existing factory premises. In addition to analyzing all material flows, logistics routes and cycles were optimized to shorten distances and ensure product availability. A master plan was also developed for the existing plant to facilitate future expansions.

The new building was consistently placed in the middle of the surrounding production facilities in order to keep distances short and reduce idle times for delivered materials and product throughput times.  In addition, the building was designed as a flexible process architecture, allowing for both efficiency and future adaptability.

Approach and solutions

The planning process followed the proven S + P philosophy 'from the inside out'. After the initial assessment and master planning, the design and approval planning were carried out. A general contractor took charge of the implementation planning, as well as the tendering and awarding of contracts, while Dr. Schönheit + Partner was responsible for client representation and managing the superstructure.

The building architecture is defined by a clear functional structure, distinguishing the warehouse and functional areas architecturally. The administrative area on the second level of the functional area is positioned above the delivery zone. The functional area is naturally lit by glass bands in the roof. The open design of offices and social areas, with glass joints and strip lighting, enhances the quality of work and offers views of the marketplace.
