Restructuring in an urban context: master planning for urban production
Steinert GmbH, Cologne, Germany
To ensure the continued existence of industrial sites in urban locations, Dr. Schönheit + Partner developed various master plans under the name “Urban Production 2030+” in collaboration with STEINERT and other companies. These plans were implemented in part on the production sites of the companies in Cologne. For STEINERT’s main site in Cologne, our experts first drew up a master plan for the gradual restructuring of the historically grown 35,000 m² site.
Many companies wish to maintain their sites in urban areas. Commercial diversity offers enormous advantages for companies, such as direct access to sources of knowledge and creativity in inner-city areas. Employees, in turn, benefit from shorter commutes to work and a higher quality of life.
To be able to continue to produce competitively at their traditional location in the future, companies need to reorganize established structures. For its main site in Cologne, STEINERT opted for a long-term restructuring of their historically grown 35,000 m² site.
Our architecture and factory planning team initially developed a 2030+ master plan, which envisaged a gradual modernization. The first step in implementing this plan was a new multifunctional building with a gross floor area of around 4,800 m², which combines both production and production-related administration under one roof. This measure not only optimized work processes but also saved costs.
Another component of the master plan was a new central administration building with a gross floor area of around 6,500 m² - a modular office concept that creates a modern, connected working environment and supports STEINERT's growth strategy and interdisciplinary collaboration.
By restructuring the existing site into a modern and future-proof location, STEINERT benefits from a good infrastructure, the retention of its existing employees, the proximity to additional, well-trained workers and lower costs compared to a relocation including the construction of a new factory.
STEINERT GmbH is a global leader in magnetic and sensor-based sorting solutions for the recycling and mining industries. Founded in 1889, the company is part of the Metalloxyd GmbH holding group. With its headquarters in Cologne, international subsidiaries, and a global sales network, STEINERT sets standards in efficient resource recovery and material separation.
Thanks to decades of experience, STEINERT knows how important personal cooperation is and the benefits of interdisciplinary exchange. I would like to take this opportunity to thank Dr. Schönheit + Partner for the particularly good cooperation, which was remarkably effective, especially during the Corona period.
