On behalf of Art-Invest Real Estate, Dr. Schönheit + Partner developed the “Master Plan Scarletallee” for the urban location in Cologne-Niehl. The property includes an existing office building with a total rental area of around 16,500 m² that has a considerable need for activation. The master plan aims to increase the attractiveness of the location by integrating a production concept close to the city and thus make the building attractive and competitive again for potential tenants or buyers.
The exclusive use of the existing building as office space limits the target group of potential tenants and makes it difficult to compete with properties in more central locations. The aim of the master plan is to revitalize the site and the existing buildings—a great potential that needs to be realized.
The "Master Plan Scarletallee" is aimed at a future-oriented development that encompasses not only the property itself, but also the operator and architectural concept. The sector analysis carried out by Dr. Schönheit + Partner recommends adding a production concept close to the city to the existing building. This should broaden the target group appeal and increase the range of uses. Accordingly, the design is based on the "campus concept". This flexible working environment combines administration, office, production, and parking facilities, and focuses on people’s needs.
Following a comprehensive analysis of the property and target groups, a phased concept was developed that enables the campus to be continuously developed and allows it to react flexibly to future requirements. The production hall with a gross floor area of 12,000 m² makes optimum use of the building height and integrates production areas on two floors in order to maximize the rentable area. Each module has its own entrance and can be individually adapted to specific requirements. This approach provides a wide range of spaces for companies from the megatrend industries and is characterized by its adaptability. An innovative support concept allows for flexible room layouts.
In addition, the masterplan also provides for a sustainable energy concept that complies with current taxonomy requirements and thus ensures environmentally friendly and future-proof use.
