Urban production: sustainable industrial and logistics center

Fusion Cologne GmbH, Cologne, Germany

In collaboration with Häfen und Güterverkehr Köln AG, Dr. Schönheit + Partner drew up a Masterplan 2030+ as an overall concept for a state-of-the-art, combined industrial and logistics area in the north of Cologne. It envisages networking different sectors and value-added stages of industrial companies in one location on an area of 55 hectares in order to facilitate cooperation and generate innovative strength.

Tasks and objectives

In line with the "Cologne Perspectives 2030+", an innovative and sustainable industrial and logistics quarter will be created here. With the aim of achieving a high level of space efficiency, the concept by Dr Schönheit + Partner (S + P) also envisages a multi-storey structure for logistics, production and commercial space. One of the sustainability goals is to minimize the use of fossil fuels. This also relates to mobility, which is increasingly focussing on low-emission mobility with e-buses, e-bikes and e-scooters in the individual sector, as well as trimodal development in goods transport. From the outset, the aim is to steadily reduce CO2 emissions as a contribution to the planned climate neutrality of the city of Cologne by 2035, as well as to achieve Gold Quarter Certification from the DGNB (German Sustainable Building Council).

Approach and solutions

S + P's master plan not only focuses on an intelligent mix in the new neighborhood, but also combines ecological factors, resource-saving mobility and the health and well-being of the people who will work here in the future. For example, the energy concept foresees a uniform, climate-friendly heat supply for FUSION COLOGNE and the use of emission-free energy supply through local heating networks, heat pumps and photovoltaics, while at the same time minimizing primary energy requirements. Sustainable architectural elements such as façade and roof greening are also part of reducing the ecological footprint. Together with the integration of leisure facilities on the campus, this also contributes to a sustainable working environment.

Client

FUSION COLOGNE is the largest contiguous industrial development site in the city of Cologne. With this project, the owner Häfen und Güterverkehr Köln AG (HGK) is strengthening the nearby Cologne Niehl harbour as one of the most important logistics hubs in North Rhine-Westphalia and for the Cologne metropolis. "In order to realize sustainability at the highest level in a modern industrial quarter like FUSION COLOGNE, it is important to think holistically about ecology and economy. This means that we are not just concentrating on implementing the targets for energy-efficient construction and an intelligent mobility concept in the neighborhood. Rather, we are continuously working on our sustainability concept in order to be able to adapt it to even more ambitious standards in the future. And last but not least, it is of central importance to us to keep people's well-being in mind by creating a healthy, stimulating working environment. This work-life fusion, with which we bring work and leisure together here, is a factor that should not be underestimated in today's competition for qualified, motivated employees."
